Spring Garden Apartments was UNCG's first new residence hall since Tower Village opened in 1993. UNCG had 21 residence halls with 3,900 beds, enough for about 40 percent of full-time, undergraduate students. UNCG had grown by more than 2,000 students since 1993, and enrollment growth is expected to continue.
The $27 million, 251,000-square-foot complex is the first public/private partnership building in which UNCG has participated. The 400-bed facility was built by Barton Malow Construction Company, in conjunction with Little and Associates Architectural Firm and Place Properties.
Little Diversified of Raleigh designed the five-story complex, which holds 402 residents. The building is the first residence hall at UNCG to be modeled on an apartment building.
Apartments have large private bedrooms, bathrooms shared by no more than two residents, a living room and fully-equipped kitchens. Underneath the building is a parking deck with 200 spaces, also a first for residence halls at UNCG.
The new apartments feature amenities not seen in typical dorms. Other highlights include:
Apartment units include 94 four-bedroom student suites, 11 two-bedroom apartments and three one-bedroom guest apartments. A two-bedroom staff apartment will house a full-time coordinator for residential living, who will live on the premises.
UNCG's Office of Housing and Residence Life paid for construction of the new hall through student rent generated by the housing program.
The hall was finished by a private developer who then turned it over to the university - a first for the UNCG campus. UNCG partnered with Place Properties of Atlanta to complete the 109-unit building.
In order to complete the project on an aggressive 12-month schedule, contractors worked a seven-day-a-week, two-shift schedule for the duration of the construction. Groundbreaking was August 2, 2005.
Site obstacles that had to be addressed included soil conditions and an underground spring. In August 2006, students moved into the new apartments, which consist of bedrooms, living areas and full-size kitchens. An underground parking deck can accommodate 200 cars.
The project won the Best of Residential Building Award given by Southeast Construction Magazine. The award honors the best construction and design efforts completed between Sept. 1, 2005 and Sept. 1, 2006 in the four-state region of North Carolina, South Carolina, Georgia and Florida.
Spring Garden Apartments was dedicated on January 19, 2007 by Chancellor Patricia A. Sullivan.
